The Landlord Handbook
This manual is a guide for landlords and agents with some experience. Although it will also be useful for the inexperienced, every reader should be aware that the laws and procedures applicable to housing are complex and this guide is not a substitute for taking professional advice from a suitably experienced person before making important decisions.

Electrical Safety
The Landlords and Tenants Act 1985 requires that the electrical installation in a rented property is:
- Safe when a tenancy begins and
- Maintained in a safe condition throughout the tenancy.

Gas Safety
This leaflet is aimed at landlords and explains some of the main requirements of the Gas Safety (Installation and Use) Regulations 1998. It also gives guidance on how to comply with them. The leaflet will also be of interest to tenants, making them aware of landlords’ duties.
The Gas Safety Register is the official industry stamp for Gas Safety. When using a contractor for any gas related work, you should ensure they are registered with the Gas Safety Register. You can also use this website to check any contractors are registered. The following leaflets provide more information:

Carbon Monoxide
Carbon monoxide (CO) is a colourless, odourless, tasteless, poisonous gas produced by incomplete burning of carbon-based fuels, including gas, oil, wood and coal. Carbon-based fuels are safe to use. It is only when the fuel does not burn properly that excess CO is produced, which is poisonous.

Landlords Guide to Repairs
Unless the tenancy has a fixed term of more than seven years, the landlord is responsible under the Landlord and Tenant Act 1985 for repairs to:
- The structure and exterior of the dwelling
- Baths and other sanitary installations in the dwelling and
- Heating and hot water installation
- The remaining repairing provisions of this Act apply to
tenancies but not to licences

Landlords guide to Energy Performance Certificate's
From 1 October 2008 landlords are required to provide an Energy Performance Certificate when they rent out a home. An Energy Performance Certificate (EPC) gives information on the energy efficiency of a property you want to let.

Housing Health and Safety Rating System (HHSRS)
This document has been prepared in light of the Housing Act 2004 (the Act) for those owners and landlords who have a limited number of properties. The Act changes the way local authorities will assess housing conditions. They will now look at the condition of properties using a risk assessment approach called the Housing Health and Safety Rating System (HHSRS). This HHSRS does not set out minimum standards. It is concerned with avoiding or, at the very least, minimising potential hazards. This means that landlords should also review conditions regularly to try to see where and how their properties can be improved and made safer.

Fire Safety
As a landlord Fire Safety is something that should be taken very seriously in order to protect your tenants, and property. Should you need any advice please view the Warwickshire Fire & Rescue Service website

Condensation
Our Technical Officers often visit properties due to reports of damp. This is often caused by condensation and it is important yourself as landlords, and your tenants are aware of what causes condensation, and how best to prevent it occurring. Trading Standards
Please view Trading Standards advice for anyone who lets residential furnished accommodation (such as houses, flats, bedsits, holiday homes, caravans and boats) as a business activity. This includes letting agents, estate agents and private landlords. Often letting agents, as well as landlords, are liable, if goods supplied with the tenancy are not of the standard required by law.
