Development Control is responsible for dealing with planning applications,  planning appeals, offering advice and guidance on development proposals (before, during and after application), enforcement of planning legislation and unauthorised development, and the control of works to protected trees and hedgerows
 
If you are planning on developing within the Borough, or making alterations to your property, please use the information below for help and guidance including finding out if you need planning permission, and learning how to apply, current applications and previous decisions, relevant policy and guidance, and other information.
 
The planning application system follows this process: when a planning application is received by the Council the first thing we do is to check all the details submitted are correct and the application is valid. If it is we would then write to neighbours and other interested parties and they are generally given 21 days in which to comment. The next step is a visit to the site by a Planning Officer to assess the application and its impact on the surrounding area. Then if there are any issues which we feel can be overcome we will aim to negotiate with you or your agent. Finally a recommendation is made of either approval, approval  subject to conditions, or if approval is not possible; refusal is made.

How to Apply for Planning Permission

You can submit your application in two ways.
 
  • Submit Electronically - you can complete an interactive form, upload your plans and information and make the payment online at the Planning Portal.  To make an applcation, you will need to register with the Planning Portal (or log in if you are already registered with them) using the link below, and then follow their instructions.
  • Submit by Post/Hand - you can download the relevant application form(s) and post 3 copies of the forms, plans and information along with the payment by cheque to the address on the right.

Electronic versus paper - by submitting electronically the Council will receive your application quicker and you will have a receipt to confirm this straightaway; we will able to correspond with you quicker; you will save the costs of printing multiple copies of plans and information as well as postage; and it will also help the environment!
 
Once an application is received, it is checked to ensure it is valid. This will involve checking that the fee is correct , that ownership certificates have been signed correctly; that forms are complete; and that required plans and information have been submitted. If there is a problem with your application, the Planning team will contact you as soon as possible. Please note that your application will not be validated until all missing/incorrect information has been received/amended.
